Intro

A 30-year fixed-rate mortgage spreads your loan over 360 monthly payments. That keeps the required payment lower than on a shorter term, but you pay interest for longer. Use this calculator to estimate the monthly principal-and-interest payment, the total interest over the full term, and a month-by-month amortization schedule for your numbers.

How to use it

  1. Loan amount: enter the amount you plan to borrow, which is the purchase price minus your down payment, plus any costs you finance. The calculator does not have a separate down-payment field.
  2. Interest rate: enter the rate from a lender's quote or Loan Estimate. The number that loads with the page is an illustration, not a current rate or an offer. For national weekly averages, see Freddie Mac's Primary Mortgage Market Survey (freddiemac.com/pmms). Your own rate depends on your credit, down payment, loan type, and lender.
  3. Term: leave it at 30 years, or switch the unit to months if your loan uses an unusual term.
  4. Extra monthly payment (optional): enter an amount to see how paying a fixed extra toward principal every month changes the payoff date and total interest.

What the results mean

  • Estimated monthly payment: principal and interest only. Your actual mortgage bill will usually be higher once property taxes, homeowners insurance, and any PMI or HOA dues are added. See why your mortgage bill is higher than this calculator.
  • Total interest and total paid: what you would pay over the life of the loan if you make every payment on time and keep the loan to the end. On a 30-year loan, total interest can be more than the amount you borrowed.
  • Payoff line: the number of payments and an estimated payoff month, counted from the current month.
  • Amortization schedule: each row shows the payment, the amount going to principal, the amount going to interest, and the remaining balance. Early rows are mostly interest. See how amortization works.

  • Does this include taxes and insurance? No. It shows principal and interest only. Add taxes, insurance, PMI, and HOA dues from your Loan Estimate or quotes to get a planning total.
  • Should I enter the interest rate or the APR? To match a lender's monthly payment, use the interest rate. Use the APR to compare offers. See APR vs. interest rate.
  • Does this work for adjustable-rate mortgages? Only for the current rate. The schedule assumes the rate never changes.
